When buying how much do we have to put aside for costs other than purchase price?
10% should be the absolute maximum, however considerably less than this figure can be achieved in the right circumstances.

 

What is the difference between community fees and rates?
Community fees cover your individual complex, for the upkeep of the gardens, and all affairs within your community of houses.

 

Rates cover all public matters such as in the UK. Fees will vary according to your postcode , in Estepona for example you would pay approx £200 a year for an apartment or £600 a year for a Villa which would go up about 30% the closer you get to towns such as Marbella & Puerto Banus.

 

Rubbish is a separate charge of about £50 a year.

 

Can we expect a good rental return on our property?
Unfortunately we can´t promise anything, but our clients who do best are those that put in the time and effort themselves, organizing their own advertising or through family, friends or referrals. The rental return depends on a number of things such as location(obviously), the property and the time of year. Normally the three summer months of June, July and August are very busy. Depending on where your property is and what amenities near by we recommend advertising in these areas and can help with this and have contacts in the trade. For example with golf so popular on the coast we recommend advertisements in various golfing magazines to help bolster your returns.

 

Our management services here ensure the smooth running of your property with maids service, maintainance and a smooth change over between rental clients coming and going.

 

How is the weather in the winter?

It´s not boiling all the time! But this is the Costa del Sol with an average of 320 days sunshine a year,,check our monthly weather chart averages for more details. We love the climate here, it can rain at night and the sun can shine the next day. Rainy days are novelties, Christmas can be had on the beach some years. Nothing is guaranteed of course but we believe it´s a lovely temperature to live in.

 

How are we covered medically?

UK citizens are covered here with an E111 (´E,one,eleven) which is available from any post office in the UK over the counter.

 

In most cases English is spoken( to a certain degree),however this is Spain and having a phrase-book handy will do you no harm what so ever and the Spanish love it when you make an effort.

 

What is fiscal representation and why do I need it?

Fiscal representation is an agent who makes your annual wealth and income tax declaration. Since the recent law change you only need Fiscal Representation if you own more than one property, however many people choose to do this anyway. We can help you with this.

 

We can also do the Declaration for an annual fee of about £50 a year.

 

Do we need a N.I.F. number to purchase a property?

The simple answer to this is no. However once you OWN a property you WILL need an N.I.F. number,so really it's a question of sooner or later .
